The Certification Roadmap
Free DownloadThere are four credential levels in residential and commercial appraisal. Here's exactly what each requires:
- Trainee Appraiser — Entry level. No experience required. Work under a supervisory appraiser. Requires 75+ hours of qualifying education (varies by state) and a state application.
- Licensed Residential Appraiser — Appraise non-complex 1–4 unit properties below a value threshold. Requires 150 hours of education, 1,000 supervised experience hours, and the National Uniform Licensing Exam (NULGE).
- Certified Residential Appraiser — The most common professional credential. Appraise any residential property regardless of complexity. Requires 200 education hours, 1,500 experience hours, and a bachelor's degree (or equivalent).
- Certified General Appraiser — The highest credential. Required for commercial, industrial, and complex properties. Requires 300 education hours, 3,000 experience hours (half non-residential), and a bachelor's degree.
- State Licensing & Continuing Education — All credentials require state licensing, background checks, and USPAP coursework every two years to remain active.
