Why it matters

Not all appraisers are the same

A certified appraiser has met the highest educational and experience standards set by state licensing boards and the Appraisal Qualifications Board. That means your valuation holds up with lenders, courts, and the IRS.

📋

USPAP Compliant

All appraisers in our directory follow Uniform Standards of Professional Appraisal Practice — the national ethics and methodology standard.

🏛

State Licensed

Every listed appraiser holds an active state credential — Certified Residential, Certified General, or Licensed Residential — verified before approval.

🔍

Defensible Reports

Certified appraisers produce reports that stand up to lender scrutiny, tax authority review, and courtroom challenge.

Fast Turnaround

Most residential appraisals are completed within 5–10 business days. Our appraisers serve all major markets and rural areas alike.

The Certification Roadmap

There are four credential levels in residential and commercial appraisal. Here's exactly what each requires:

  1. Trainee Appraiser — Entry level. No experience required. Work under a supervisory appraiser. Requires 75+ hours of qualifying education (varies by state) and a state application.
  2. Licensed Residential Appraiser — Appraise non-complex 1–4 unit properties below a value threshold. Requires 150 hours of education, 1,000 supervised experience hours, and the National Uniform Licensing Exam (NULGE).
  3. Certified Residential Appraiser — The most common professional credential. Appraise any residential property regardless of complexity. Requires 200 education hours, 1,500 experience hours, and a bachelor's degree (or equivalent).
  4. Certified General Appraiser — The highest credential. Required for commercial, industrial, and complex properties. Requires 300 education hours, 3,000 experience hours (half non-residential), and a bachelor's degree.
  5. State Licensing & Continuing Education — All credentials require state licensing, background checks, and USPAP coursework every two years to remain active.

FAQ

Common Questions

How much does a real estate appraisal cost?

Residential appraisal fees typically range from $300 to $700 depending on property type, complexity, and location. Commercial appraisals vary significantly by scope. Fees are paid directly to the appraiser — this service is free to use.

How long does an appraisal take?

A standard residential inspection takes 1–3 hours on-site. The full written report is typically delivered within 5–10 business days. Rush turnaround may be available depending on the appraiser.

What's the difference between licensed and certified?

Licensed appraisers handle non-complex residential properties below a value threshold. Certified Residential appraisers can appraise any residential property. Certified General appraisers handle commercial and complex properties. Many lenders require a certified credential.

Can I use this appraisal for a mortgage?

Certified appraisers produce lender-compliant, USPAP-standard reports. Always confirm with your lender that the appraiser meets their specific panel requirements before ordering.

How do I get listed in the directory?
